Job Description
The Maintenance Assistant Manager is to assist the SR Manger and Manager with the planning and coordination of activities for the preventative and day-to-day maintenance. The Assistant Manager will assist to standardize and lead the operations and activities of the Maintenance team by allocating and coordinating a shared pool of labor and non-labor resources to ensure maximum property wide efficiency. This position has the primary responsibility planning, assigning, and reviewing work completed by technicians in a union environment. The responsibilities include daily supervision of the technical services staffs' work product and coordination of multiple activities and resources including supplies, equipment, and resources.
- Primary responsibility to represent the Maintenance team as the lead critical response individual. Such responses are generally for the following:
- Responds to emergency related matters
- Fire alarm
- Mechanical malfunctions
- Equipment failures
- Coordinate with partners on operational impacts (safety concerns, areas blocked off, venue shut down)
- Addressing concerns and issues among the trade groups
- Wildlife concerns (bees, rodents, etc..)
- Judgment call on Emergency services from 3rd party vendors.
- Chemical/ HazMat spills
- Parkwide power outages
- Supervision of daily operation of USH Technical Services Maintenance team
- Management of workflow through the department of both routine and assigned tasks and output of the technicians to ensure completeness and that all quality standards are met
- Management of hourly union staff in accurately reporting time via timekeeper system, revising schedules, supervision and approval of workflows, meal penalties, and correcting any issues that may arise
- Management of missed punch tracking and reporting as well as issuance of disciplines when necessary
- Management of work orders by creating, revising, and completing work orders as necessary
- Work closely with internal clients to identify and correct operational issues quickly
- Identify and exchange best practices to improve efficiencies across all Universal Parks
- Responsible to input Desktop Requisitions into work order system and assure it is processed through to work order closure
- Purchase materials for Preventative Maintenance and Corrective Maintenance
- Revision of payment applications vendor accounts on a monthly basis and provide recommendation for approval or revisions
- General work schedule starting early morning (2:00am)

Qualifications
- B.S. in Engineering
- 2-3 years of maintenance planning/or facility management
- Ability & willingness to work overtime, weekends, and holidays with short notice
- Familiarity of equipment, systems, quality control, and troubleshooting within the area of responsibility (Electrical, HVAC, Water Treatment, Plumbing, Construction, Painting, Landscape, Construction, Maintenance, as well as Facility Life/Safety Systems and equipment)
- Experience working with CMMS systems preferred. (Maximo, etc.)
- Proficiency in Microsoft Word, Excel, Outlook, PowerPoint and Project

- Demonstrated ability to work with all levels of employees and management, and willingness to give assistance to co-workers in other areas
